Marketing Your Home For Sale

 you are putting your home for sale, here are some marketing ideas you really need to consider. Please, if you are listing your home with an agent, be sure to get them to put in WRITING what they will be doing.

Your marketing plan really needs to focus heavily on internet marketing. Your home should be FEATURED on Trulia.com, Zillow, Backpages, Front Door, TimesUnion.com, and as many other real estate related websites as possible. If the agent states that it will be on his/her website, ask them where they syndicate to - i can always show someone where their home will be, because we have been "syndicating" our listings for several years, about a year before anyone even knew what that was in real estate locally. It simply allows your home to be listed on other websites - we are always growing the list, and we are up to above 584 sites you can have your home on.

Ask your agent to put it on twitter, facebook, ny times.com( one of the best read online real estate sites in the nation) along with the traditional approach of real estate magazines and , if you desire, newspapers.

Ask the agent the things about your home that they will highlight and feature - see if they are hitting on the strong points of your home. Ask the agent their average sale to list price - in the Capital District this year, the avg. agents ratio is 95.8% - my avg i am happy to say is 96.03% - this should give you an indication from the agent how well they are pricing homes and getting them sold.
